We have an exciting opportunity for a Property Inspections Clerk to join a busy lettings department and spend much of the working day visiting properties.
The need to knows
Property Inspections Consultant Location: Upminster
Working Hours: Monday to Friday 9:00am – 5:00pm
Salary: £28,000 to £30,000 pa basic salary (depending on relevant experience) with a realistic OTE of £30,000 - £32,000 pa
Bonuses and a year-end profit share

Comprehensive ongoing training, with funding provided for professional accreditations
A typical day
Visiting properties to compile detailed inventory reports on an iPad prior to new tenants moving in
Re-visiting properties mid-tenancy to check their condition, produce a report for the landlord, and discuss any maintenance issues with tenants
Liaising with Property Managers to ensure any maintenance issues raised are resolved
Discussing unacceptable property conditions with tenants and implementing a simple plan to improve the situation
Conducting pre-checkout inspections and producing reports just prior to tenants vacating
Mediating between landlords and tenants at the end of a tenancy regarding deductions for damage beyond fair wear and tear
Preparing and submitting relevant paperwork to an independent adjudicator in cases where deposit deduction agreements cannot be reached
About you
Highly organised with the ability to manage a busy diary, prioritise urgent tasks, and meet pre-defined deadlines
Strong attention to detail when inspecting properties and compiling reports
Excellent communication skills (face-to-face, orally, and electronically) with a confident and professional approach
IT proficient and familiar with MS Office, general software packages, Tablets, and mobile devices
A full UK driving licence and use of your own car is essential
Previous experience in Residential Lettings is advantageous but not essential as full training is provided; previous experience in a customer-facing environment is a definite advantage
